ATL Things To Do

TX Peach Homes | June 2026 Newsletter

Hey Atlanta — June is finally here, and the city has been waiting for this one. The 2026 FIFA World Cup kicks off this month at Mercedes-Benz Stadium, and you can already feel the buzz building everywhere from Centennial Park to the BeltLine. Hotels are booked, flights are full, and our neighborhoods are about to host fans from all over the world.

Whether you're hosting visitors, renting your place, or just trying to plan around game-day traffic, this is the kind of month where having a real plan pays off. The same is true for the real estate market: serious buyers and sellers are still very much in motion, even as the rest of summer slows down.

This month's blog is all about the home projects that actually pay off when you sell — and the ones that quietly drain your bank account without moving the needle. If you're thinking about touching anything before listing in 2026 or 2027, read it before you swing a hammer.

The Projects That Actually Pay Off (And the Ones to Skip)
Every spring I hear the same question from clients: "Should we redo the kitchen before we list?" The honest answer is almost always no — at least not the way you're picturing it. The home improvement projects that actually return their cost at sale aren't the dramatic ones. They're the quiet ones most homeowners overlook.
My June blog breaks down which 2026 projects deliver real ROI in the Atlanta market, which ones look great on Pinterest but tank your numbers at closing, and what to do if you're planning to list in the next eighteen months. If you're sitting on equity and thinking about a refresh, read this before you spend a dollar.

Should You Wait Out the World Cup, Or List Through It?
A lot of sellers I'm talking to right now assume June and July are dead months for listing because of the tournament. The data tells a different story. Serious buyers don't pause for a soccer match — they pause for vacations. And in Atlanta this summer, the relocating-buyer demand is actually stronger than usual because of the global exposure.
If your home is well-prepped and priced right, listing through the World Cup window can mean less competition and more attention. If your home needs work, waiting until late summer makes more sense. The right answer depends on your specific situation — let's map it out.

Special programming, garden cocktails, and the ongoing Cocktails in the Garden series. A relaxed, gorgeous way to celebrate Dad without dealing with restaurant chaos. Members get early entry.
Family
Centennial Park Family Fun Days
Saturdays in June  Â·  Centennial Olympic Park, Downtown
Splash pad, free programming, and family-friendly entertainment all summer. Pair it with a walk to the Children's Museum or College Football Hall of Fame for a no-stress Saturday downtown.

The World Cup Effect on Atlanta — Why It Matters Beyond July
The World Cup will end. The infrastructure investment, the global brand exposure, and the new perception of Atlanta as a serious international city — those stay. We saw a version of this after the 1996 Olympics, and the long-tail effect on intown property values was real and durable.
If you're a homeowner sitting on equity in East Atlanta, Inman Park, Grant Park, Kirkwood, Old Fourth Ward, or anywhere along the BeltLine corridor, the next 18 months are worth thinking strategically about. The buyer pool is widening. The relocating-from-out-of-state pipeline is growing. And the smart move is making sure your home is positioned to ride that wave.
If you want a real conversation about your specific home, your timeline, and what's possible — that's exactly what I do. No pressure, just clarity.
