ATL Things To Do

TX Peach Homes | May 2026 Newsletter

Hey Atlanta — May is here, and this city is absolutely alive right now. Festivals every weekend, Braves baseball at Truist, the Jazz Festival closing out Memorial Day weekend at Piedmont Park, and intown neighborhoods doing what they do best: pulling everyone outside.

The real estate market is moving with the same energy. Families thinking about upgrading before August are in the thick of their search right now — and the smart ones are already in contract. If you bought in Atlanta before 2021, you've built real equity, and there's a meaningful window to use it before the summer rush peaks.

There's also something bigger on the horizon: the 2026 FIFA World Cup is coming to Atlanta this summer. That creates real opportunities for homeowners thinking about short-term rentals — my May blog breaks it all down. Let's make this a great month.

The World Cup Is Coming — Is Your Home Ready?
Atlanta is one of the host cities for the 2026 FIFA World Cup, and that means an influx of visitors unlike anything this city has seen. For homeowners thinking about short-term rentals, the opportunity is real — but the prep work needs to happen now, not in June.
My May blog, "Preparing Your Atlanta Home for the World Cup," walks through what intown homeowners should consider: STR permits, pricing strategy, staging your space, and whether the math actually makes sense for your property. Whether you're all in or just curious, it's worth a read before the summer rush arrives.

The Closing Clock Is Ticking — May Is Your Month
For families hoping to close and get settled before August, the math is simple: if you're not in contract by late May or early June, you're cutting it close. Atlanta's intown market moves fast once summer hits, and the best homes go quickly.
I work with a lot of move-up buyers who bought before 2021 and are sitting on equity they're ready to put to work. If that's you — we can look at your current position, your target range, and map out a timeline in one call. No pressure, just a clear picture of what's possible. The window is open. Let's not miss it.

Why People Keep Choosing EAV, Grant Park & Kirkwood
Every May, I watch people fall in love with intown Atlanta all over again. Farmers markets on Sunday mornings. Porch hangs that turn into block parties. Neighbors who actually know each other's names. Jazz in Piedmont Park. The Trolley Trail connecting it all.
East Atlanta Village. Grant Park. Kirkwood. Edgewood. These neighborhoods have a culture that's genuinely hard to replicate — and it shows in the values. Buyers who planted roots here 5–7 years ago have seen strong appreciation alongside a quality of life that keeps them rooted.
If you're considering a move within the city or relocating to Atlanta, I'd love to show you what life actually looks like in these communities. Walkable, connected, and still one of the best investments you can make.
