August 2026
Austin Walker

August in Atlanta is the city's ultimate test of character — steamy, electric, and somehow more alive than ever. East Atlanta Village is buzzing with end-of-summer energy, the BeltLine Eastside Trail is filling up with every last warm evening walk, and neighbors are out front with cold drinks and big plans. This is the month that reminds everyone why they chose intown living.

If you've been thinking about making a move before the fall market picks up, August is a quieter, strategic window that savvy buyers and sellers both love. Less competition doesn't mean less opportunity — it often means more. I'm always here to walk you through what's actually happening on the ground in East Atlanta and the neighborhoods around it.

Scroll down for my picks for the best things to do this month — all rooted right here on the East Side — plus a peek at what's happening in the local real estate market. Let's make August count.

Why August Is One of the Best-Kept Secrets for East Atlanta Buyers

Everyone assumes the real estate market shuts down in August heat — but in East Atlanta and the intown neighborhoods I specialize in, August quietly rewards the buyers who show up. Sellers who are still listed are motivated, competition from other buyers tends to thin out, and there's real room to negotiate in a way that just doesn't exist in the spring frenzy.

I break down exactly what that means for buyers and move-up sellers in East Atlanta, Kirkwood, Grant Park, and the BeltLine Eastside corridor in my latest blog post. Whether you're six months out or ready right now, this is worth a read before the fall market heats back up.

What's Selling in East Atlanta Right Now

East Atlanta continues to be one of the most in-demand intown neighborhoods — and the mix of active listings, pending sales, and recent closings tells a really interesting story about where value lives right now. I personally curate a running list of what's on the market, what just went under contract, and what sold (and for how much relative to list) in East Atlanta Village and the surrounding blocks.

No invented numbers, no generic market reports — just the real, hyperlocal picture of your neighborhood. Head over to my site to see the current EAV homes I'm watching, and reach out if you want to talk through what it means for you.

East Atlanta: The Neighborhood That Keeps Choosing Itself

There's a reason people who move to East Atlanta Village almost never want to leave. Between the walkability to Glenwood Ave and Flat Shoals, the community feel of Brownwood Park, the quick hop to the BeltLine Eastside Trail, and the genuine neighbor-knows-neighbor culture — this is intown Atlanta living at its most real. And it doesn't stop at EAV: Kirkwood, Ormewood Park, Reynoldstown, and East Lake each have their own flavor of exactly that.

If you've been dreaming about a home where you can walk to dinner, bike to the park, and actually know the people on your street — I'd love to show you what's possible right now. Let's grab fifteen minutes and talk about your East Atlanta chapter.
