1. Declutter & Depersonalize

Buyers need to imagine themselves in your home—not wonder where they’ll put their things. This step pays the biggest return.

  • Remove 30–50% of visible items. Packed bookshelves, filled countertops, and cluttered nightstands make rooms feel cramped. Be ruthless.
  • Pack away personal photos and family mementos. Buyers should see themselves here, not your life.
  • Clear bathroom counters completely. A few tasteful items (soap, a plant) is enough.
  • Minimize kitchen gadgets and utensils. Keep drawers and counters 60–70% empty.
  • Empty closets partially. Buyers want to see storage space, not a full rack of your clothes.

2. Small Repairs That Pay Off

You don’t need a contractor for everything. These quick fixes are inexpensive and make a real difference:

  • Caulk around tubs and sinks
  • Replace grout or re-grout tile
